Buckhead Atlanta Is The New Brand Name For Streets of Buckhead

Developer OliverMcMillan, seeking a fresh start and new image for the stalled Streets of Buckhead, will rename the mixed-use project “Buckhead Atlanta.”

OliverMcMillan unveiled the new name and renderings for the project Monday at the International Council of Shopping Centers annual conference in Las Vegas.

Streets of Buckhead was among Atlanta’s most ambitious real estate projects during the boom, a $1.5 billion planned development that involved transforming a bar and nightclub district at Peachtree and East Paces Ferry roads into the “Rodeo Drive of the South.” It was to be developed by Ben Carter Properties LLC.

But, the recession nixed the expansion of many luxury retailers in 2008, and the project eventually stalled.

OliverMcMillan, a San Diego-based developer, reached an agreement to purchase the nearly 9-acre project May 2 for an undisclosed amount.

OliverMcMillan said the project was “One of the highest profile developments in the country halted by the economic downturn and financing drought. The new name signifies a departure from the concept of a single destination development and a move toward a mixed-use community that will fit seamlessly within the existing Buckhead Village.”

OliverMcMillan will change much of the original plan.

“Buckhead Atlanta will be woven into the fabric of this world-class community,” Morgan Dene Oliver, CEO of OliverMcMillan, said in prepared statements. “Anyone who visits Buckhead Atlanta will know they are someplace special and they will want to return often.”

Buckhead Atlanta will become an urban village, with a scale that matches the existing neighborhood and include points of interest that encourage walking, the developer said.

OliverMcMillan plans to begin construction on the project in later this year.

OliverMcMillan owns and controls the project and will invest an additional $300 million to complete the project, beyond the nearly $400 million spent to date.

The Streets of Buckhead Revises Atlanta Luxury

With already over nearly $400 million spent to date to make Atlanta the next Beverly Hills of the South. The Streets of Buckhead is finally going to happen. Timing is right and Atlanta is ready to claim the title as the most luxurious city in the United States. Certainly Atlanta, Georgia is prime because of the variety of options the city presents and being a poster child for diversity.

OliverMcMillan now owns and permanently controls the project. The company is set to take over The Streets of Buckhead, powering a six-block, eight-acre luxury mixed-use project located in the heart of Atlanta’s upscale Buckhead neighborhood. OliverMcMillan plans to begin construction on the stalled project in late 2011. The firm will work to evolve the architectural plans and re-engage the leasing efforts on the development, leading to an additional $300 million investment to complete the project.

“We have been humbled by the warm reception and support we have received from Mayor Kasim Reed and city of Atlanta and Buckhead stakeholders,” said Morgan Dene Oliver, chief executive officer of OliverMcMillan. “It is an honor to partner with the local community on the completion of The Streets of Buckhead, and we are extremely pleased to bring this world-class development to life.”

The city of Atlanta is ready to welcome OliverMcMillan and excited about the stalled project finally moving forward.

“We are thrilled to welcome OliverMcMillan to the city of Atlanta. The continuation of The Streets of Buckhead project is significant and will put thousands of people back to work.  My administration is committed to being a strong partner with the OliverMcMillan team as we bring this world-class project to Atlanta,” said Mayor Kasim Reed.

The Streets of Buckhead marks the 19th public-private partnership development for OliverMcMillan over the course of its 33-year career.  The company’s experience with municipalities, raising more than $200 million in public/municipal contributions from its partnerships, has made the company a popular choice for restarting stalled projects in cities across the country.

TopAtlantaLuxury.com is so excited about The Streets of Buckhead and feel that this project is right for development growth. Atlanta luxury is alive and well in this great city!
